The following conditions form an integral part of any Promise to Lease:

- References, credit score, proof of employment and proof of income shall be submitted within three (3) days following acceptance of the Promise to Lease;
- Promise to lease is conditional upon verification of the above mentioned documents, as well as a full credit check performed by a third party;
- The lessee shall subscribe to a 2M$ civil liability insurance before occupation of the property, and shall keep it for the whole duration of the lease;
- The lessee shall return the property and any furnished items in the same condition, (including oil tank refilled to the same level), as at the signing of the lease;
- The lessee shall open an account with Hydro-Québec before occupation of the property;
- The lessee shall be responsible for any irregular use of water. The lessor will cover the annual water tax up to 300$. Any amount above 300$ will be the responsibility of the lessee;
- No smoking on the property;
- No pets on the property;
- Cultivation of cannabis is prohibited;
- No airbnb, sub-lease or lease transfer.
