Pre-rental: Subject to reports 1, 2, and 3, and to the full satisfaction of the landlord.

Presentation of an employment letter (indicating salary, position, length of employment, and status), accompanied by the most recent pay stub showing the total earnings to date.
Credit check and Oligny and Thibodeau report (at the tenant's expense).
Clause 9.2 of this lease applies (tenant's consent for payment history verification and provision of previous landlord references).
Tenants must maintain liability insurance of 2 million for the duration of the lease. Proof of insurance must be provided on or before the lease signing.

Tenants must provide a confirmation letter indicating that the responsibility for Hydro-Québec has been transferred to the tenants. This confirmation must be provided on or before the lease signing.

Tenants must adhere to and comply with all rules and regulations related to the building/condo association. Non-compliance will result in the tenant being responsible for penalties.

Tenants are not allowed to use, grow, smoke, or vape tobacco, cannabis, or any other illegal substance in the interior of the premises, common areas, or property.

No Airbnb or similar short-term subletting is allowed. Any such activity will be considered a serious breach of the lease.

Tenants are not allowed to sublet or assign the lease without the landlord's written consent.

At the end of the lease, the unit must be returned in the same condition as when rented; this includes all included items and the general condition of the unit (except for normal wear and tear).
