Rental Terms & Conditions
Tenant Requirements:

Background Check: All offers are conditional upon a satisfactory credit report, criminal background check, and reference verification.

Income Verification: Prospective tenants must provide recent proof of employment and pay stubs.

Insurance: Proof of tenant insurance with $2 million civil liability coverage must be provided prior to occupancy.

Utilities: Tenants are responsible for confirming a Hydro-Québec account in their name before the lease start date.

Lease Rules & Restrictions:

Occupancy: Minimum 1-year lease. The property is for purely residential use; no commercial activity or short-term subletting (e.g., Airbnb) is permitted.

Smoking Policy: This is a strictly smoke-free environment. No tobacco, marijuana, or vaping is allowed anywhere on the premises.

Compliance: Tenants must adhere to all Brossard municipal by-laws. Any fines resulting from non-compliance will be at the tenant's expense.

Additional Terms:

Access: Tenants agree to allow property showings with 24--48 hours' notice if the lease is not renewed.

Keys: Tenants are responsible for the cost of replacing any lost keys or remote controls.

Lease Transfers: No subleasing or lease transfers are permitted without the prior written consent of the landlord.
