Preconditions to the Lease
The lease is conditional upon the landlord's full satisfaction with the following items:
1.Employment verification: A letter of employment (including salary, position, start date, and employment status), together with the most recent pay stub showing cumulative earnings to date.
2.Credit and rental history verification: A complete Equifax credit report for each tenant.
3.Reference check: Clause 9.2 of this Promise to Lease applies (the tenant consents to the verification of their payment history and provides references from former landlords).

After Acceptance of the Offer (Next Steps):
4. Deposit: The tenant agrees to make the initial payment by Interac e-Transfer payable to Remax Platine in trust within 48 hours.
5. Insurance: Proof of civil liability insurance covering a minimum amount of $2,000,000 for the entire term of the lease.
6. Transfer of utilities: A confirmation letter from Hydro-Québec indicating the transfer of the account.
7. Payment of rent: The tenant agrees to provide post-dated cheques for the full term of the lease or to make Interac e-Transfers on the 1st of each month.
8. Building rules and regulations: The tenant must read and accept all of the building's rules, regulations, and by-laws.
9. Lease documentation: Standard Quebec lease accompanied by a consent form for communications by email.

During the Lease:
