The LESSOR will conduct a condition inspection once (1) per month, upon payment of the monthly rent. If the condition of the property is not consistent with that observed upon delivery, including cleanliness, the LANDLORD may, at their sole discretion, terminate the lease.
The definition of peace and quiet includes the LANDLORD's right to inspect the property once (1) per month to ensure that its condition is consistent with that observed at the time the lease was signed.
The LESSEE acknowledges that the property is for sale and agrees to vacate the premises, in the same condition as at the beginning of the lease, within three (3) months of accepting a promise to purchase.
Credit and Criminal Check
The LESSEE agrees to obtain, at their own expense ($51.95 + tax = $59.73) per person, a credit and criminal check from the firm Oligny et Thibodeau, to the LESSOR's complete satisfaction within five (5) days of accepting a promise to lease.

The LESSEE must provide proof of liability insurance in the amount of at least two million dollars ($2,000,000) upon signing the lease.

The building is a strictly non-smoking area. Smoking and vaping, including cigarettes, cannabis, and e-cigarettes, are prohibited.

Subletting the property or offering it on short-term rental platforms, such as Airbnb or others, is strictly prohibited.
