All offers are conditional upon the prospective tenant providing the following documents:

* A credit report;
* Proof of income;
* A reference from the current landlord, if applicable.

Additional conditions:

* Smoking and cannabis use are prohibited;
* No subletting or short-term rentals, including Airbnb;
* No repainting or installation of shelves, fixtures or other items that could damage the walls or paint without the landlord's prior written consent;
* The premises must be returned in the same condition as when the tenant took possession, except for normal wear and tear. The tenant must thoroughly clean the premises before vacating;
* The tenant must provide the landlord with proof of civil liability insurance.
