Smoking of any substance, including tobacco, cannabis, shisha, or other substances, is strictly prohibited anywhere on the premises.
Two cats and fish are allowed. No dogs, rodents, insects, or other types of animals are permitted on the premises during the lease term.
The tenant is responsible for any damages caused during the lease term, whether by themselves, their guests, or through negligence. The tenant must cover the cost of all necessary repairs or restoration.
The tenant must maintain, at their own cost, tenant legal liability insurance and property/bodily injury coverage of at least $2,000,000.
Electricity costs are the tenant's responsibility. The tenant must provide confirmation that the Hydro-Québec account has been transferred to their name before occupancy.
The landlord or their authorized representative may visit the premises with 24 hours' notice (verbal or written), between 9:00 a.m. and 8:00 p.m.
All Promises to Lease are conditional upon the landlord's approval based on the following documents provided by the lessee: a recent Equifax credit report, a recent employment letter and income statements, recent pay stubs, and a reference from the current landlord.
