Pre-Rental Conditions:

Subject to reports 1, 2, and 3, and to the full satisfaction of the lessor.

1. Employment Letter -- must indicate position, salary, length of employment, and employment status, accompanied by the most recent pay stub showing total income to date.

2. Credit Report -- evaluation and report from Oligny & Thibodeau (at the tenant's expense).

3.Clause 9.2 of this PL applies -- tenant's consent for verification of payment history and provision of references from the previous landlord.

Insurance & Utilities

Tenants must maintain $2,000,000 liability insurance for the entire duration of the lease. Proof of insurance must be provided no later than the signing of the lease.

Tenants must provide confirmation that the Hydro-Québec account has been transferred to their name, no later than the lease signing.

Building Rules & Conduct

Tenants must comply with all building and condominium bylaws. Any violation resulting in penalties will be the tenant's responsibility.

Smoking, vaping, cultivating, or consuming tobacco, cannabis, or any illegal substances inside the unit, common areas, or on the property is strictly prohibited.

Airbnb and any short-term subleasing are strictly prohibited. Such activity will be considered a fundamental breach of the lease.

Tenants are responsible for any fees related to lost keys or access cards.

Subleasing or assigning the lease is not permitted without the written authorization of the lessor.

End of Lease

At the end of the rental period, the unit must be returned in the same condition as received, including all items provided and the overall condition of the premises (normal wear and tear excepted).

If the lease is not renewed, the tenant must accommodate all showing requests for future tenants with 24 to 48 hours' notice. The same applies for showings to potential buyers if the condo is listed for sale during the lease term.
