Pre-Lease:
1.Conditional upon the provision of a letter of employment or proof of income.
2.Conditional upon verification of the Lessee's credit report to the full satisfaction of the Lessor.
3.The Lessee agrees to undergo a pre-rental inquiry at the Lessor's discretion.
4.The Lessee must provide proof of civil liability insurance with coverage of at least $2,000,000 for the duration of the lease prior to occupancy.
5.The Lessee must provide confirmation of a Hydro-Québec account prior to occupancy.
6.The Lessee must read and agree to the building's by-laws and regulations.
7.The Lessee shall be responsible for complying with all move-in and move-out procedures, rules, and fees required by the syndicate.
8.Only individuals listed on the Promise to Lease and the Lease Agreement shall be permitted to reside in the premises.

During the Lease:
9.No pets are permitted.
10.The Lessee shall not, and shall not permit any other person to, use, cultivate, smoke, or vape tobacco, cannabis, or any illegal substance within the premises, common areas, or any part of the property.
11.Short-term rentals, including Airbnb or similar services, are strictly prohibited.
12.The Lessee shall be responsible for paying any penalties, fines, or charges resulting from their failure to comply with the by-laws and Declaration of Co-Ownership.
13.The Lessee shall also be responsible for any fees resulting from the loss of any keys or fobs.
14.The Lessee shall not sublease, assign, or transfer the lease without the prior written consent of the Lessor.

End of Lease:
15.Upon termination of the lease, the premises shall be returned in the same condition as at the commencement of the lease, subject to normal wear and tear. All inclusions provided with the unit must be returned in good condition.
16.If the lease is not renewed, the Lessee shall accommodate reasonable requests for visits by prospective tenants or purchasers. Notice of at least 24 to 48 hours shall be provided prior to any such visit.
